New Solar Guidelines Approved

A new Architectural Standard for Solar Panels / Renewal Energy Appliances / Alternative Energy Devices was ratified by the Red Rose Village Civic Association Board of Directors. The language below has been amended in the Architectural Review Board Guidelines (ARBG) of the disclosure packet. The individual merits of each application will always be considered by the ARB. The use of these guidelines should assist the homeowner in gaining timely ARB approval. The applicant who follows the guidelines should expect approval or rationale as to why the application was not approved.

ARBG 13.

10: Improvements – Any improvements to existing dwelling and or property such as additions, garages, carports, screen rooms, decks, pools, fences and storage sheds require submission of application to the ARB for review and approval prior to commencements of any work.  

New Language

  1. SOLAR PANELS / RENEWABLE ENERGY APPLIANCES / ALTERNATIVE ENERGY DEVICES –  RRVC HOA encourages homeowners to seek out opportunities to implement these type appurtenances to your property.  The following must be considered when making an application for this type of device.
    1. Any item attached to the dwelling or accessory building must match the color and hue of the surface upon which it is attached.
      1. Solar Panels should be attached to an architectural shingle style roof, minimum 30 year warranty, that has been installed within five (5) years of the time of application. Such roofing material shall match in color and hue any proposed solar or alternative energy device at the time of installation.
      2. Solar Panels can be installed in an area of the property / roof that is not visible from the street without having to meet the color and hue requirement.  
    2. Any item not attached to the dwelling shall not be placed in the front of the dwelling structure or within 30 feet of the front property line.  Such items may be placed in the side or rear yards as long as they are not visible from the public view-shed.
      1. Use of landscaping and natural colors shall be used to shield and mitigate the visual impact of any such devices in this category.
